Our Non-Hidden Fees
Initial Activation
Agents pay an initial activation fee of $99 when they join. As part of onboarding, each agent will receive 200 business cards, a name badge, and a BizTap digital business card at no extra cost.
Monthly Fees
Short answer: none. Longer answer: Fathom agents do not pay any monthly fees. Zip, zilch, zero, nada.
Annual Fee
Agents pay a $700 annual fee. This fee is due on the agent's first transaction of each anniversary year.
Residential Sales
The residential split depends on the agent's chosen plan. For the Fathom Max plan, agents pay a flat $465 transaction fee per sale with a CAP of $9,000. Agents pay a low 12% commission split for the Fathom Share plan with an annual CAP of $12,000. Regardless of the plan, agents pay a low fee of $165 per transaction after the CAP.
Residential Leases
Agents pay $120 for each lease closed. Leases do not count towards an agent's CAP.
Commercial Transactions
Agents pay a commercial split of 12% of the commission earned per transaction on all funded commercial transactions, including commercial sales and leases, with a minimum transaction fee of $465. Commercial transactions have a separate CAP of $5,000. Once the commercial CAP is met, all future commercial transactions count towards the agent's residential CAP. After the agent reaches their CAP, they will pay a fee of $165 per transaction.
Errors & Omissions (E&O)
Agents pay a $35 E&O fee on every residential sale and commercial transaction. E&O is not charged on residential leases and does not count toward an agent's CAP.
Incoming Referrals
You do not have to pay a referral fee to other Fathom agents. Agents pay a $95 fee on all incoming non-Fathom referral commissions. Referral fees do not apply toward the annual CAP.
Property Premium
Property Premiums apply to the Fathom Max plan only. For transactions with a final sale price of $500,000 or more, agents pay an additional $250 for every $500,000. Property premiums count toward the agent's CAP.
Broker Price Opinion (BPO)
Agents pay a fee of $10 on all BPOs. The BPO fee does not apply toward the annual CAP.
Representing Both Sides of a Transaction
Agents representing both parties to a single real estate transaction in a dual agency scenario pay an additional $200 Risk Management Fee in addition to the transaction fee due on each side. This fee also applies to a husband and wife representing a different side of the transaction. Due to the higher risk involved, E&O companies increase premiums based on the number of dual agency transactions they close each year.
Selling Personal Real Estate
Agents pay a $350 Risk Management Fee when selling personal real estate property where they represent themselves. The Fee applies to any real estate property where an agent has potential personal financial gain. Agents cannot represent both sides of a transaction when selling personal real estate property. Fathom encourages agents to hire another Fathom agent to handle their property listing to promote compliance and added protection from litigation.
Please note that E&O premiums increase relative to the number of agents' personal property transactions a brokerage closes. A higher risk is applied when an agent sells their personal property since they are considered to have an "unfair advantage" in the transaction."
If agents incur any miscellaneous fees not listed above or fees related to a transaction (e.g., bank fees, wire transfer fees, MLS fees, etc.), they are the agent's responsibility.
