For many real estate agents, commercial transactions can feel complex or intimidating. For Jack Payne, they are exactly where he thrives.
With more than two decades of experience in real estate and a career that spans technology leadership, consulting, and military service, Jack brings a strategic mindset to commercial real estate that few agents possess. Today, he shares that expertise with fellow agents as a mentor and educator at Fathom Realty, helping expand awareness of commercial opportunities across the industry.
His story shows how diverse professional experiences can shape a powerful and highly specialized real estate career.
A Commercial Career That Started on the Client Side
Jack’s path into commercial real estate did not begin with brokerage sales. It began on the other side of the table.
Early in his career, he served as a District Support Manager for a computer company. During that time, he helped lead an initiative to expand operations from traditional office space into industrial facilities. Because the recommendation came from him and he already held a real estate license, he was asked to execute the project himself.
That first assignment opened a door.
Soon, Jack became the trusted real estate resource for several companies, sourcing everything from office space in Rockefeller Center to warehouse facilities in Miami.
Over time, his career expanded into management consulting, where he worked with enterprise-level organizations to navigate complex technology and service decisions. Much of that work centered on industrial sectors such as transportation, manufacturing, and logistics.
Combined with an MBA from Loyola University and a Master of Science in Tax Law from George Mason University, commercial real estate became a natural professional fit.
Today, Jack continues to focus on complex commercial environments where strategic thinking, financial understanding, and operational insight are essential.
Military Leadership That Shaped a Career
Before entering the technology and consulting world, Jack served in the United States Navy. His military experience played a defining role in shaping how he approaches both business and mentorship.
On his very first day of boot camp, at just 17 years old, Jack was placed in charge of nearly one hundred recruits. By the end of his service, he was the senior Petty Officer overseeing nighttime aircraft maintenance for an entire squadron, responsible for millions of dollars’ worth of naval aircraft.
But for Jack, the most lasting lesson from military service was not simply leadership. It was stewardship.
The military, he explains, constantly develops new generations of capable people. That culture of mentorship and responsibility naturally carries forward into life after service.
For Jack, helping others grow has become second nature.
Educating Agents About Commercial Real Estate
One of Jack’s most impactful contributions to the real estate community has been the development of a Virginia-approved continuing education course that introduces agents to commercial real estate.
The idea emerged after conversations with Fathom Realty and District Director Mark Worrilow about raising awareness of commercial opportunities among agents across the region.
Jack’s course focuses on one critical difference between residential and commercial real estate.
In residential real estate, there is typically only one primary use for a property: someone lives in it.
In commercial real estate, the possibilities multiply dramatically.
A single property could support dozens, or even hundreds, of potential uses, depending on zoning, infrastructure, location, and economic demand. That complexity changes how deals are analyzed, structured, and negotiated.
Through education and mentorship, Jack helps agents understand these dynamics and recognize when commercial opportunities arise in their markets.
Finding a Home at Fathom Realty
Jack joined Fathom Realty six years ago through a professional connection with Mark Worrilow, whom he describes as a true steward of the agents he supports.
That leadership culture was one of the things that stood out to him the most.
At Fathom, Jack has focused on commercial opportunities while contributing to agent education through mentoring and professional development.
He also sees significant untapped potential for commercial real estate within the brokerage, believing that greater awareness and education could help many agents expand their businesses in new ways.
Advice for Agents Interested in Commercial Real Estate
For agents curious about entering the commercial space, Jack offers practical advice.
Do not try to navigate it alone.
Commercial transactions often involve layers of complexity far beyond typical residential deals, including zoning considerations, financial modeling, development potential, and operational logistics.
His recommendation is simple: partner with an experienced commercial agent.
This protects the client, the brokerage, and the agent.
For those who want to deepen their understanding, Jack encourages agents to develop the CRE Cognitive Skill Set.
That means:
• Knowing the right questions to ask
• Knowing where to find the answers
• Knowing how to apply the information once you have it
This framework helps agents evaluate opportunities confidently while avoiding costly mistakes.
The Power of Diverse Experience in Real Estate
Jack Payne’s career demonstrates that success in real estate often comes from experiences beyond the industry itself.
Technology consulting, enterprise strategy, military leadership, and formal business education have all shaped how he approaches commercial real estate today.
Combined with mentorship and a passion for education, those experiences enable him to bring strategic insight that benefits both clients and fellow agents.
For agents considering how to grow their own careers, Jack’s story offers an important reminder: sometimes the most valuable expertise comes from the paths you walked before real estate.
